Process

  1. Initial Consultation.  This is usually done by phone with a Lemke & Sons representative prior to coming to your home.  We will discuss your ideas, special needs and expectations along with your budget parameters for this investment in your home.  As our representative discusses your project, they will be mentally putting together some costs based upon similar, previous projects and realistic allowances.  Depending on the complexity of your project, if possible, they will give you an approximate budgetary range, over the phone based on previous projects that sound similar to yours.   If you wish to proceed, and if we think we could assist you, an appointment will be scheduled for a free initial on site consultation.
  2. On site Consultation.   The free/no obligation consultation gives us a chance to meet you, look at the home/space better, and get to know you and your home better. While we are in your home, we will listen to your ideas, your visions and how they fit into your life-style.  At that time we can look at any pictures or clippings you may have and make feasibility recommendations or suggestions after visually inspecting the area(s).  We will discuss possible structural limitations, specifications, and material selections.  Our representative may take pictures for reference and explain more fully about Lemke & Sons, our services and answer any questions you may have about our company.

  3. Authorization to Proceed.  If after the site consultation you decide that you would like to further explore the possibility of a project with Lemke and Sons, we will submit an “Authorization to Proceed Agreement”.  This Agreement will enable us to refine the design and develop a detailed scope of work and project costs.  We will take detailed measurements, revisit design options and produce final hand drafted and/or digital CAD drawings to help you visualize your project (if required).  We will assist you in specifying and selecting materials, such as windows, doors, cabinets, countertops, appliances, fixtures and finishes.   We have designers that can assist with as much or as little help as you need.  We will bring any of our trade experts (such as the plumber or electrician) on site as needed for final pricing. The cost of this phase is determined and calculated based on the size and scope of the project requirements and the amount of hours an interior or exterior designer’s assistance is needed.  (If you do the project with Lemke and Sons the non-refundable Authorization to Proceed Agreement fee will be credited back to you as part of the final contract’s down payment).  Note: All plans and specifications are the property of Lemke and Sons LLC.

  4. Construction Contract. Now that the design and product selection and subcontractor visits are done, it’s time to put together the final pricing or contract.  After costs are determined, we will submit a “Construction Contract” stating the scope of work, project specifications, the down payment requirement, and payment schedule terms based on work progress.  This is the time for the homeowner to review the scope of work and make final changes.  Once signed and a deposit or down payment are received, the next process begins.

  5. Planning and Scheduling.  During this important phase of the project we will review your project with production to produce a schedule with an approximate start date.  We will use this schedule for scheduling our crews, and tracking lead times for non-stocked or special order materials. During this phase we will be pre-ordering materials with long-range delivery dates so it’s important that any revisions or changes be addressed and approved via change order to avoid any time delays.  Our work begins long before the first shovel of dirt is moved.  As a result of this planning stage, projects are completed in a timely manner, correct the first time, with professional results.

  6. Construction.   Now we are ready to start your project.  We will be delivering the necessary tools, equipment, and shop supplies along with building materials to your site.  Materials will be properly secured in agreed upon locations.  Our staff will then work steadily toward completion of your project with continuous daily clean up. We understand we are working in your home and will try to keep disruptions to a minimum.  During construction, project specifications may have to be altered.  We will review and discuss options and submit changes for your approval.

  7. Quality Assurance.  Ongoing throughout the project, our office and field staff will monitor to make sure the project is proceeding properly.  Upon substantial completion we will do a walk through inspection with you for any items that need to be corrected. Our goal is to have minimal or no corrections to complete at the final walk through.  After the project is completed, please contact us immediately if something needs to be adjusted or doesn’t seem right.  We want our clients to be happy with the results and Lemke & Sons stands behind our work with a warranty.
